Home Inspection
The buyer for our house, had a home inspector come over yesterday. He was here for 3 hours. His marketing strategy should be "101 things wrong with a house." I think he could find 101 things wrong with any house, including a brand new one. I felt like I our lives were being analyzed with a magnifying glass. He looked at every nook & cranny and told the buyer all the things that weren't working, wired wrong, or less efficient. You know how you just learn to deal with things that quit working and then you don't think about them until guests come to stay? Well, this buyer knows the good, bad, and ugly about this house. When we bought the house, our inspector spent about 15 minutes walking through the house and said,"It's good". It wasn't till we moved in that we found all the little "surprises." The nice thing is that she doesn't seem deterred by them. I get the impression that she bought the trees and the house just happens to come along with them. I guess if you want to have 30 year old trees in front of your house, you need to buy a 30 year old house. She did like all the improvements that we have made. Since we spent the entire afternoon together, I was able to get to know her and I'll think she'll like the neighborhood. So, if we end up back in the area and decide to buy a house instead of build, I know which home inspector I'm going to call.

I'm with you, a good inspector is worth it. We got lucky when we bought our condo, that we found a really good home inspector. It is just good to know what things you potentially might want to fix or have problems with. Good luck with everything!
It's good for the buyer, but as the seller, I'm not so sure. This way, I guess she won't resent buying the house later because she knows exactly what she is getting. Plus, the things he did find were minor. So we're all happy.
That is a good point. I think that it is good for everyone. It keeps you, as the seller, from hiding things from the buyer.
